Will Your Santa Clarita Home Become Part Of The Growing Inventory?

Here come the move-up and move-down home buyers! Today we’re at 563 homes for sale in Santa Clarita and counting. That’s a nice increase in housing inventory from our low of about 500 at the beginning of the year. As we progress further into March and April, we should see an inventory level that goes into the 600, and maybe even the 700 range. More choices for home buyers in Santa Clarita means slower price appreciation; we won’t see the 20-30-50 percent gains in home values such as we did from 2012 to 2013.

No, this trend of a growing inventory will be spurred in large part due to current homeowners looking to make another move, whether it be to something larger, or smaller. They’re creating the inventory by putting their home on the market. They want to pull the trigger before their more ideal home gets too expensive and or interest rates for home loan financing get higher.

Essentially the home values have got to a point where it makes sense to sell, and interest rates have reached a point where they’re still affordable, but action is needed soon before that’s not the case. The stars have aligned for many Santa Clarita homeowners.

Have they aligned for you?

Perhaps you have more equity in your home than you’re aware of. Perhaps you can get a much larger down payment out of your home, and possibly have enough to avoid mortgage insurance costs on your next purchase. I’m seeing that quite a bit, with my current Santa Clarita home seller clients looking to buy something else.

Thinking of selling and buying? ASK Robert! You can start by contacting me @ 661-373-2374. We can discuss what it means to sell with your home of choice contingency, and the dynamics of getting your equity out of the home and applying it to a new home.
