Buying A Santa Clarita HUD Home And Inspecting Them

Running into this recently, I thought I’d share my experience with future Santa Clarita HUD home buyers. These are foreclosed Santa Clarita homes owned by the Housing of Urban Development (HUD).

Sometimes buying a foreclosed homes is a no-frills experience and all is not customary. That was the case for my first-time home buyer of a condo in the Canyon Country area of Santa Clarita. We got into escrow on this HUD condo, and my buyer was tasked to turn on the utilities if he (or she) decided to do a home inspection.

The good news is, the buyer is afforded the opportunity to inspect the home, which is…customary! What’s not customary though, is a buyer turning on and paying for utility service for a home they don’t even own. In my opinion this is very lazy of the banks and or government entities that sell their homes in this sort of manner.

None-the-less, a buyer needs to buy, still, it is a seller’s market after-all; for the most part. And if paying for utilities on a home you don’t own yet, which happens to be vacant, is partially what it takes to get an escrow closed, well, then it has to be done.

When you’re looking for foreclosed homes for sale in the Santa Clarita areas, be sure to ask your real estate agent if what you’re looking at are HUD homes. If so, it’s possible you may have a few extra hoops to jump through not only to get your home inspection complete, but to also close the escrow.

A good real estate agent will be able to advise you as to the pros and cons, the hurdles and hoops, and the hills and the valleys of any real estate transaction.
