How Long Should You Give Santa Clarita Realtor To Sell Your Home?

How long will you give your Santa Clarita Realtor to sell your home?

Sometimes a Santa Clarita home seller will enter into a listing contract a little unsure about how everything will go with the sale of their home. When hiring a Santa Clarita Realtor, they’re posed with the question as to how long to give that agent to sell the home. This is an especially important question when there’s a specific urgency to get the home sold and move on into the next phase of life.

I have two questions to pose to you when trying to figure out how long to give your Realtor to sell the home, before you start looking for a different agent.

Question #1

How are you pricing your home compared to the actual market value? Are there sold comps to support the price you’re going to lust the home for?

Question #2

What is the average days on market for a home to sell in your area of Santa Clarita?

These are the two most important questions to ask yourself in the interest of being fair to your agent, who you should reward with a reasonable opportunity to sell your home. First things first, all listing contracts are negotiable. All aspects of them including commission! We’re talking about the time your Realtor has to sell your Santa Clarita home though.

Addressing question #1…

If you’re going to ask your agent to list your home well above recently nearby sold comparable homes, then you should give your agent longer than normal to get it sold. Agents aren’t miracle workers, and it’s very possible that your home can not sell at the price you want. A price reduction may be necessary down the line to cause your home to sell. Bottom-line, if you’re over-priced, your agent will need more time to market your home to find that special buyer.

Addressing question #2…

You can easily look up the average days on market for your area of Santa Clarita. How long is it taking the average home seller in Santa Clarita to find a buyer? Take a look at the free stats provided by the local board of Realtors for Santa Clarita here. You can see that there’s a section in the stats summary that shows Average Days On Market.

In September 2014 for instance, it took a home in the Canyon Country area of Santa Clarita 106 days. In Valencia it took 87 days. In Newhall it took 90 days. The average for all of Santa Clarita was 96 days for the month ending September 2014.

Based on the above, if you were priced fairly, it would seem reasonable to give your Realtor at least 90-120 days to sell your home before their contract expires. There are some agents who won’t even list your home, no matter what, if you don’t give them at least 6 months! It’s all negotiable. Some sellers absolutely don’t care, they love their agent, and that agent gets as long as they need to sell the home.
