How Much Are Property Taxes When Buying Santa Clarita Home?

A common question I get from home buyer here in Santa Clarita, revolves around how much the property taxes will be. The answer is best estimated by escrow and by your lender upfront, but there is some digging you can do on your own. I’d like to direct you toward some online resources to find out the annual cost of property taxes for a Santa Clarita home you might want to buy.

First and foremost, it would be helpful to know what the homes APN number is. If you find a home for sale, locating the APN (Assessors Parcel Number) can be located in the details of the listing on most great real estate websites.

Take my local Santa Clarita real estate website for instance (you’re on it now). Head over to my Santa Clarita Home Map Search here. When there enter the address of the home you’re interested in like this:

From there you will click on the address in the drop-down menu, and view the detailed results for the home. When looking at the home for sale and its details, scroll toward the bottom of all details, and locate the Tax Parcel Number or APN number, like this:

Ok, now that you have the APN #, now what? You just want to know what the property taxes are, right!

There are a few resources, let’s chat about them:

2) You can check what the current tax bills are for the property, by heading over to: https://vcheck.ttc.lacounty.gov/. From there scroll to the bottom and input the word so the website knows you’re a human. Then on the next screen… click on Property Tax. Then input the homes APN# you found. Then click on Inquiry Only. And there you will see it… what the current tax bills are for the current owner. Just remember, your tax bill will be adjusted and be based on the amount that you pay for the Santa Clarita home.

3) Look up the Santa Clarita home and the base tax rate (tax rate area). You can start by finding the Tax Rate Area with the parcel mapping viewer provided by the Los Angeles County Assessor at that link I just posted to the left. Once there… fill in the homes address or AIN (APN). Once the home’s information pulls up, look for the TRA (Tax rate area) number. Copy the tax rate area number. Now take that tax rate area number and post it to this Los Angeles County Auditor-Controller webpage; I know, they should really just have one page for everything. After submitting that TRA number, you will see the annual tax rate for the property. That’s the base, and there are other assessments to the property tax such as mello-roos, and or other local add-ons.

If you give me ANY address… I can email you a report showing you what the current owner pays in property taxes, what the assessor has assessed the homes value at, and I can let you know all other local assessments to the properties tax bill.

The above will give you an idea as to what the property taxes will be for a property you will purchase, but at the end of the day when you’re buying a home, you will be given more specific information as it pertains to the home you’re buying when you are in escrow. You will receive an updated property tax disclosure report (or you should, anyway).
