Locating Hidden Santa Clarita Home Buying Opportunities

With a lot inventory of Santa Clarita homes for sale… how creative can you get to find your next home purchase?

The inventory of Santa Clarita homes is quite small. In fact as of today, the inventory level for Santa Clarita homes is only at 519 homes not including Agua Dulce or Acton homes.

In order to find more Santa Clarita home buying opportunities, you may want to look at alternative sources for finding homes for sale, or homes that might be “coming soon” for sale.

Source #1: Old expired listings. If you’re working with a well connected Santa Clarita real estate agent who has a suite of technology, you should be able to ask that Realtor about homes that have been for sale in the past… but didn’t successfully sell. If you can zero in on a specific community, that Realtor will be able make contact with these particular old listings in order to make an attempt to find you some new inventory to choose from. Sometimes these old Santa Clarita home listings will in-fact sell their home if a buyer is interested.

Source #2: Zillow Make Me Move listings. If you go to Zillow, you’ll be able to find multiple home listings in any given zip code, posted by homeowners, indicating that if they received their asking price, you might be able to Make Them Move!  You can contact them directly, but, I recommend connecting with a Santa Clarita Realtor to make the contacts for you to solicit the seller to consider selling to you. They may have just the right home, for you!

Source #3: It’s 2015. And we’re well past the down Santa Clarita real estate market of 2008-2011. Anyone who purchased a home in 2012, 2013, and 2014 even… has made money on their home investment! These people, while they only purchased months or a few years ago… may already want to sell their home. My advice is to first identify the community you want to buy in, then connect with your Santa Clarita Realtor to identify the homes who purchased within this time-frame of home appreciation. A great real estate agent will be able to call and mail these home to solicit them to possibly sell. Your tech savvy real estate agent can not only identify those who purchased within this time-frame, but also of those which ones have the type of home (size, bedrooms) you’re looking for.
