Making Multiple Offers On Santa Clarita Homes

I get asked all the time from my Santa Clarita home buyer clients whether or not they can make multiple offers on different homes. I wonder… do they mean 2 different homes… perhaps 10 different homes? It doesn’t really matter, my answer is typically the same. I have great relationships with other local real estate agents here in the Santa Clarita Valley. Sending out multiple offers at the same time on different homes with the intention of only buying one of them (of course)… is something that could not only hurt my reputation but it could also hurt my future clients’ ability to get their offers accepted. I’d become known as the Santa Clarita real estate agent who submits flimsy less-than-serious offers for my clients.

Unless there’s an extenuating circumstance, we submit one offer at a time for my clients, and push for a fast answer from the seller. This serves them well, and their offer is taken seriously.

When short sales made up a huge percentage of the Santa Clarita real estate inventory, buyers were frequently submitting offers on many different listings in order to have a greater chance at locking one in and getting bank approval.

These days it’s very common and easy to make an offer, and get an answer to your offer within 24-72 hours. It can take longer… but when you’re working with a great agent, with a solid reputation… the answer to your offer will, on average, come much quicker. Broker to broker good will and cooperation is everything, and placing serious offers with the intention of waiting for the answer serves everyone well.
