Net Inventory Increase Of Homes In Saugus, Valencia, and Stevenson Ranch

In the month ending August 2013, the Santa Clarita areas of Saugus, Valencia, and Stevenson Ranch all saw a net increase in homes available for sale.

It’s a wash when one home gets listed for sale, but another goes into escrow (off market).

At the end of August 2013 the following net increases are noted from the SRAR (Board of Realtors) statistics:

Stevenson Ranch:

14 new listings

11 new escrows

Net increase of 3

Valencia:

115 new listings

81 new escrows

Net increase of 34

Saugus:

83 new listings

64 new escrows

Net increase of 19

As you can see, Valencia saw the largest net increase of new listings hit the Santa Clarita real estate market in August 2013. This comes as no surprise however, since the Valencia area is quite large (and oh so nice!). More opportunities for home buyers that have a thing for the Valencia homes  is a great thing. In months past, there inventory has been so small, and not anywhere near of enough to satisfy demand, which is why prices have gone up.
