Do you have a single story Santa Clarita home to sell? Buyer demand is HOT for it right now.

There’s quite a few move-up and move-down buyers in the Santa Clarita real estate market. A lot of that activity has created demand for single story homes in Santa Clarita. It’s common to find a homeowner nearing retirement age, where the kids have left the home, and they no longer need all that sq ft! I’m also seeing people who simply want less maintenance that comes with a larger lot and or the expense of the larger home itself.

Single story homes in the Santa Clarita Valley, especially really nice turn-key ones, are not only selling fast, but at significant premiums when comped to a two story home with even larger sq ft and more bedrooms. Areas with popular one story homes include Stevenson Ranch, Northbridge, and the Valencia Summit to name a few areas. Don’t even get me started one the hysteria that a super nice single story pool home with room for an RV generates (view too??!!).

Looking at the current stats here in March 2014, there are 186 single story homes listed for sale. Of those 186 homes, 111 of them are under contract and in escrow. That’s a 60% saturation rate. Compare that to a 49% saturation rate for two story single family homes where there are 470 listed for sale in the Santa Clarita Valley, and of those 228 are in escrow.

Buyer demand has been generated by low interest rates for home loans, and prices that have been going up – people feel the need to make their more permanent move prior to prices reaching heights they can’t achieve down the road.
