Prices have significantly risen from their lows. I have home buyers who have over $100,000 in equity, and they just bought a Santa Clarita home one year ago. While some home values have in fact risen 20+ 20+ 40+ percent… there is still one condition in the Santa Clarita real estate market that has home values poised to go up further (as of now)… inventory.

Low Inventory Of Santa Clarita Homes For Sale

Due to the low inventory of homes for sale in Santa Clarita… home values have been rising. And despite their run-up so far, the inventory is still too low. Right now we’re hovering in the mid 500 range… yes… that’s only 500 some odd homes for sale in the Santa Clarita Valley actually available to buy.

This inventory crunch puts upward pressure on home values. That’s a great thing, if you already own.

Thinking of Renting For A Longer Period Of Time?

You’re in good company. A lot of would-be Santa Clarita home buyers decide to rent instead. Renting isn’t bad. It’s necessary for many. Some people simply don’t want to be locked down into a mortgage, and take the risk of home values going down. It’s understandable. Prices have been going up though, and they are poised to go up more if the low inventory is any indicator (and it usually is).
