Tips For First Time Home Sellers In Santa Clarita

For first time home-sellers who have never been through the process of selling your home, it can be a bit challenging. Today’s buyers are more picky and have more tools in their tool belts. Consequently, sellers may have to spend more time and cash making their homes camera-ready. With the Mickalson Group representing you, and these few tips, you  are sure to have a smooth sale.

  1. Pricing– When selling your home, be sure to speak with your agent about proper pricing. Ask for the Comparable Sales in your neighborhood to gauge a price that will make you happy as a seller, but competitive in your local market. Pricing should be based on facts, not emotions. Many sellers “feel” their home should be worth much more than a comparable neighbors because of how much they love the home. Buyers, do not have the same emotional attachment and may pass on your home because of the property being over priced. Additionally, appraisers have to use local information, don’t get stuck dropping your price, or worse cancelling escrow because the home does not come in at value.
  2. Proper Marketing – When choosing your agent, be sure to ask how they intend to market your home. Perhaps they are behind in the times and only intend on advertising in the local paper, leaving you on market for much longer than you intend. A proper marketing strategy get you from listed to sold more quickly.
  3. Throw In Extras– Your replacement home has a full set of appliances. Rather than having an extra washer & dryer,  sell your home with your appliances included. These little incentives make your home more attractive to buyers, especially first time home buyers.
  4. Clear Clutter– As we like to say, less is more. When listing your home, clear anything extra or unnecessary. When a buyer walks into a messy or cluttered home, they focus on the items in the home, rather than the actual home. As they say first impressions are lasting impressions, be sure to make your home shine.
  5. Spend Some Money– Buyers, especially first time home buyers are already adding up numbers in their heads when purchasing a home. Make your home more appealing by taking care of the home. Add some fresh greenery in the yard, repaint the chipping banister, make sure your appliances are in working order. The idea is to make the home as appealing as possible. Move in ready homes sell much more quickly than properties who need a little work.
