Why should you offer a Home Warranty as a Seller

When Selling your home in Santa Clarita, offering a Home Warranty can be a great marketing tool, as well as giving peace of mind to any potential buyer.

Why should the Seller purchase a Home Warranty?

Offering a home warranty with the purchase your home can increase a buyer’s confidence in choosing your home. You also are more likely to sell your home with the offer of a home warranty, than without one. Especially for first time home buyers who may be concerned with the cost of future repairs.  When buying a seller’s home warranty, it should cover your home while on market, then transfer to the future buyer for up to one year after the purchase of the property. Lastly, should any problems arise after the sale, the buyer will turn to their home warranty company and not you to address the problem.

Home Warranty VS Home Insurance?

Home warranties and homeowner’s insurance are two very different things.  Homeowner’s insurance almost never covers a home’s mechanical systems or appliances.  It generally covers damage due to fire, theft or vandalism, windstorms, or other natural disasters, accidents, or crime. While a home warranty covers the cost of most major appliances and systems should they fail. Examples of this are washer/ dryer units, HVAC system, Pool/Spa, Refrigerator, and stove. Each warranty is different and can be tailored to fit your individual needs.

As you can see having a home warranty can not only cover your home while on the market, but also will provide assurance of no major bills for at least a year for buyers. If you have any questions about home warranties you can contact us here for a recommendation, or call us at 661-373-2374.
