3 Bedroom Mariposa Townhomes In Saugus See Jump In Sales Price

With a total of 37 units sold at Mariposa townhomes in Saugus over the last 6 months, there’s been a lot of new high comps being set. In particular the two larger 3 bedroom floor plans have seen big price growth since late July 2020 (6 months from date of this post).

There are three 3 bedroom floor plans at Mariposa, which is located in the Plum Canyon area of Saugus 91350 zip code.

The two larger plans have 1710 square feet, and 1850 square feet respectively. The main difference between the two floor plans is that the larger one has a separated formal living / dining area from the kitchen and family room. The 1710 plan has an all in one living / dining / kitchen area which does give it a nice open feel that many buyers look for today.

2 units with 1710 sq ft at Mariposa sold between July and September of 2020 for prices ranging from $485,000 to $487,500.

1 unit with 1710 sq ft sold in late December 2020 for $540,000.

That’s just over 11% growth, approx, over the last 6 months.

2 units with 1850 sq ft at Mariposa sold between August and September of 2020 for prices ranging from $510,000 to $513,000.

1 unit with 1850 sq ft sold in late January 2021 for $565,000.

That’s just over 10% growth, approx, over the last 6 months.

How much will these be worth in abother 6 months well before we close out 2021 and after the busy spring homebuying season? We’ll see.

Mariposa is a popular Santa Clarita condo community with many 2 and 3 bedroom floor plans to choose from that offer private garages for all units (2 bedrooms get 1 car garages and 3 bedrooms get 2 car garages). The main reasons most of the buyers I have helped purchase in Mariposa over the years has been due to the following:

  • Larger 3 bedrooms floor plans compared to other communities (1520 sq ft to 1850 sq ft)
  • Each unit has a backyard for all three bedrooms and one larger 2 bdrm floor plan
  • LOW HOA dues that currently sit at approx $180/mo (subject to change at any time).

With the lower HOA dues, this allows buyers to have more purchasing power as far as price goes, vs buying in a community with HOA dues reaching into the $300/mo range. Also, there is NO mello roos on your tax bill – this also saves you money if you’re comparing to some communities that do in-fact have mello-roos.

Mariposa isn’t for everyone. It’s a BIG community with many units, and can feel a bit busy as such. Parking for guests can be a pain, but in all honesty, that seems to be the case for most attached living communities.
