Big Santa Clarita Short Sale Push In December 2013

Short sale closings in Santa Clarita increase 134% in Dec 2013 from Nov 2013.

The stats are out for December 2013, and it shows that there was a huge push to close Santa Clarita short sales by the end of the year. This should come as no surprise due to the expiration of the debt forgiveness act that expired at the end of the year. Santa Clarita home sellers faced with short sales, who qualify under the debt forgiveness act, wanted to get their escrow closed by December 31, 2013 so as to not be liable for the amount of debt forgiven by their lender(s).

134% Increase In Short Sales That Closed Escrow In Santa Clarita

Compared to November 2013, where only 35 short sales closed escrow, in December 2013 82 short sales in Santa Clarita closed escrow. That’s a 134% increase over the month prior.

Let’s compare that to what happened at the end of 2012.

In November 2012 there were 113 closed Santa Clarita short sales. In December 2012 there were 150 closed short sales. Only a 32% increase. Clearly the 134% increase from Nov to Dec 2013 is a big deal. It even had a lowering effect on overall average sales prices and median prices. For instance, the median sales price in Nov 2013 was $405,000. In December 2013 the median sales price was $399,000.

Prices are still going up… and that should reflect in the stats once we view January 2014 stats, in February.
