I’ve been watching the Santa Clarita real estate market closely (per my usual), and it’s amazing how many homes are selling and just how fast. In October 2020 the average days on market for a home that opened escrow was just 25 days. The nice homes are selling in just a few days with multiple offers – it feels like just a few hours to be honest. The market is incredibly competitive right now, driven by low mortgage interest rates and housing needs as it relates to space has shifted as more people now work from home and children are doing at-home online school.
Taking a look at the last 7 days of sales activity in the Santa Clarita real estate market we can see the following took place:
71 new listings hit market
125 homes went under contract
82 homes closed escrow

Look at that ratio of homes going under contract compared to new listings hitting market. You can see how and why agents all over talk about the lack of inventory. We have less than a 1 month supply of homes available. Which means it’d take just weeks to sell out of ALL homes available for sale based on the rate at which they are going under contract and selling. Of course that won’t happen since some homes will NEVER sell… but you see the point. The market is absorbing the inventory coming online. Too few sellers, too many buyers. It’s making for numerous multiple offer situations on these Santa Clarita homes being listed for sale.
