The Valencia Sunrise is a community with excellent value built in. The Sunrise community in Valencia is in one of the best locations in the entire Santa Clarita Valley, it’s very central.

There are two bedroom and three bedroom model homes. While the square footage of the Sunrise homes is smaller than many townhome offerings in other parts of Valencia, the Sunrise homes have much more to offer than your average townhome. The Sunrise homes are duplex homes, they share a wall with one other unit, but due to their current market values, they are most comparable to attached townhomes.

Benefits of buying a home at Valencia Sunrise

– Low HOA fees… VERY LOW

– No mello-roos, so your property taxes aren’t as high as some of the newer Valencia area townhomes

– Driveways… remembe what those are? Most townhomes and even courtyard style detached homes don’t even have driveways these days. At the Sunrise homes in Valencia you get a full two car garage with a driveway similar to any sized single family home.

– Backyards ten to be quite large at the Valencia Sunrise… which is NOT usually the case on a townhome

– Front courtyards, as if the large backyard and the benefit of having a driveway wasn’t enough… most homes at the Valencia Sunrise have front courtyards.

– Nearby parks and pools… these are just so nice to have within walking distance, and they’re beautiful.

The prices tend to be in the $300k to $400k range for the Valencia Sunrise homes.

The fact that there’s a very low HOA fee, should make the monthly expenses pretty low, compared to your average townhome that have HOA dues closer to upper $100 to $300/month range.

A Constant Draw

I find that the Valencia Sunrise simply doesn’t lose its appeal. Despite newer offerings elsewhere, Santa Clarita home buyers are drawn to the Sunrise for the above mentioned reasons and the fact that they’re in a great location. The location of the Sunrise community alone will keep the demand for these homes strong well into the future. They’re an easy sell, so buying one is a smart decision all around.
