Are those Santa Clarita homes really for sale? When you’re shopping online for a Santa Clarita homes for sale, you may have a difficult time figuring out which listings are actually “active” and available.

Online home search portals like Zillow, Trulia, Realtor dot com and many others display various kinds of “listings” on their sites.

They’ll show you:

  • Active homes for sale
  • Homes under contract and conditional
  • Homes pending
  • Homes in pre-foreclosure
  • Homes in foreclosure auction status
  • Homes for sale by owner (FSBO)
  • And homes “coming soon” but not yet available

Oh yeah, and they’ll also have a computer algorithm determine your home’s value lol (side note these automated values are interesting and even fun to look at, please verify your home’s value with an experienced Realtor)

On that short list noted above, there’s a lot of opportunity for you to view homes that aren’t actually available. It isn’t always easy to figure out a home’s status. You see, the goal of many of these sites is to show you as many homes as possible, have you stick around on the site as long as possible by showing you as many homes as possible, peak your interest, and then have you inquire on a property – even if it’s not for sale (ie pre-foreclosure properties).

Unless you’re a property investor, you probably don’t need to see pre-foreclosure properties that aren’t listed for sale. It’s worth noting that almost all of these sites allow you to filter out homes that are no longer for sale or homes that never were for sale like many pre-foreclosures.

Real estate agents advertise on these sites, they pay money to these sites in the hopes of you submitting your information on any given property, so they can help you in your home search endeavors there after.

In the video below, I use the example of a pre-foreclosure property that would be listed on any given property. These types of homes often times are NOT for sale. Because there is a public record of the home though, these sites will post a Google Street View image of it, show the loan amount in default on the home, and display other home facts. When sifting through active homes for sale, it’s easy to confuse these pre-foreclosure homes for ones that are for sale. I personally get buyers I’m helping me asking me about these homes.

If you’d like to avoid any confusion more easily as it relates to online listings of homes, you would be best served by aligning with a great agent who can help ensure you are viewing homes that are in-fact for sale.
