Deciding how much to offer on a Santa Clarita home for sale in what is a seller’s market can be confusing, and for some cause anxiety. You really want the home… or do you?

There’s will always be other homes that will hit the market that may also match much or all of your criteria. What is your urgency to move?

Is it urgent?

Do you have to move within 45 days because your lease is over?

Is your home selling and you have a limited amount of time to get a new one under contract?

Are you relocating from a different city or state and don’t want to be stuck in an in-between hotel stay?

Do you just want to take advantage of low interest rates now, but you’re able to stay longer in your current residence?

All are just some of the common things I see with buyers I am helping, and issues they’re contending with. Right now I’m seeing many properties sell for over their asking price, sometimes even six figures over the asking price.

The best strategy going into an offer for a home you’d like to purchase is to determine the home’s true value along with your agents help, and then gauge your urgency and time frame to move. It’s easy to get caught up in the emotions of a bidding war and end up paying well over comps for a home. Keep in mind you will “normally” have an appraisal contingency in place if you’re obtaining financing for the home which “can” help safeguard against over-paying for a home.
