5 Tips For Buying A Santa Clarita Home In A 2021 Seller’s Market

With a crushingly low inventory of Santa Clarita homes for sale, and increasingly high demand from home buyers who are doing all they can to take advantage of historically low interest rates.

If your goal is to buy a Santa Clarita home in 2021, and you’re a bit wary of entering into what is a seller’s market, don’t worry, there are some advantages you can give yourself, for free, that could help you net the home you really want, even in the face of stiff home buyer competition.

Here are my top 5 tips to buying a home in 2021 in the Santa Clarita Valley:

  1. Work with a local full-time Santa Clarita real estate agent that has experience and is well networked with other agents to help find “coming soon” listings that match your criteria. Availability of your agent, frequent communication, and making sure you don’t miss out on any home opportunities that may match your criteria is key. If you’re working with an out of area agent that is focused on their “main” market, you may miss homes that could be a great fit. It’s important that your agent is nearby to get into homes at the last minute before any offer deadlines – you don’t want to miss your chance to make an offer if it’s a home you can see yourself living in!

2. Work with a local Santa Clarita home lender to gain loan pre-approval. Not just any local lender – but a great one with an excellent reputation. Now hear me out – this does not mean you MUST use them, you can use anyone you want, local, not local, online lender etc… but I do suggest obtaining pre-approval from a local lender that has a reputation for quality. When we present your offer, we can then ensure that if it’s a local Realtor with experience representing the seller, that they will then most likely recognize that your pre-approval letter was provided by a lender with a reputation for doing good up-front home loan qualifications. So even if you use someone else for the loan, we’re showing that a trusted and local lender has given you the green light.

3. Be ready to view Santa Clarita homes in the morning, afternoon, evening, weekday, weekend, and over a holiday. As of today, there are less than 200 homes for sale in the Santa Clarita Valley. Odds are at any given moment, you may only have about 1-3 homes ON market that match “some” of your criteria (hopefully all). And it’s not uncommon for there to be zero homes on market that meet your needs. In light of that, it’s important that you’re at the ready to get into ANY new listing that hits market, that may match your criteria you’ve set out to find with your Realtor (me). This assumes you’re in the market for a home now. If you have many months to find a Santa Clarita home to purchase, this may be less important and you may want to take a weekend off from viewing homes in person every now and then. It can be tiring for some!

4. Strategize with your Realtor right now, on how to set up your offer for success. This is true whether you’re making offers next week, or in one year from now. It is key to your success in buying a Santa Clarita home that you make the very best offer possible that match your goals. This does not mean offer the highest price, or the largest down payment or deposit. This means strategize around your goal, cash on hand, finances, credit, loan, and the micro-market you’re likely to buy in. At the end of the day, you want to buy the home you want and with the best terms possible for you. Strategizing in advance is key. Your Realtor will be able to arm you with key information about the buying process, and help build your roadmap to a successful home buying experience.

5. Trends! Nobody likes surprises when it comes to buying a home. It’s important that you stay on top of housing market trends in the market(s) you’re considering a home purchase in. Some markets have micro-markets within them. All real estate is local, and trends may be different such as inventory and demand.
